Residential development

Residential development forecasts assume the number of dwellings in Central Richmond will increase by an average of 137 dwellings per annum to 10,010 in 2041.

The addition of dwellings to the housing stock is a major driver of population growth in an area, providing opportunities for households to relocate from other areas or new households to form locally (such as young people leaving the family home or separations/divorces).

Residential development can take various forms depending on the availability of land. These include new housing estates on greenfield sites, subdivision in existing residential neighbourhoods (often called infill development), conversion of industrial lands to residential lands, and densification of housing by building up.

2021 dwelling additions are based on building approvals, lagged by 12-18 months. From 2022 onwards:

  • 245-251 Swan Street - 28 dwellings (2022)
  • 285 Lennox Street - 22 dwellings (2022)
  • 150-152 Bridge Road - 52 dwellings (2022-2023)
  • 5 and 9-13 Stewart Street - 56 dwellings (2024)
  • 195 Lennox Street - 28 dwellings (2024)
  • 395 Swan Street - 30 dwellings (2025)
  • 79-89 Swan Street - 57 dwellings (2026-2027)
  • Studio Nine (Central and Southern Precincts), 7-9 Kennedy Avenue - 289 dwellings (2029-2031)
  • 54-56 Bridge Road - 33 dwellings (2031)
  • 178 Bridge Road - 14 dwellings (2033)
  • Future strategic development sites - 345 dwellings (2035-2041)
  • Small sites - 9 dwellings
  • High level of in-centre development (58-160 dwellings per annum)
  • High level of infill (25 dwellings per annum)
