Residential development

Residential development forecasts assume the number of dwellings in Abbotsford will increase by an average of 134 dwellings per annum to 8,359 in 2041.

The addition of dwellings to the housing stock is a major driver of population growth in an area, providing opportunities for households to relocate from other areas or new households to form locally (such as young people leaving the family home or separations/divorces).

Residential development can take various forms depending on the availability of land. These include new housing estates on greenfield sites, subdivision in existing residential neighbourhoods (often called infill development), conversion of industrial lands to residential lands, and densification of housing by building up.

2021 dwelling additions are based on building approvals, lagged by 12-18 months. From 2022 onwards:

  • 61-69 William Street - 63 dwellings (2022-2023)
  • 312-314 Johnston Street - 20 dwellings (2024)
  • Future strategic development sites - 12 dwellings (2025)
  • 329-341 Victoria Street - 74 dwellings (2029-2030)
  • 241-245 Victoria Street - 20 dwellings (2031)
  • 18-62 Trenerry Crescent - 107 dwellings (2031-2032)
  • 233-237 Victoria Street - 27 dwellings (2032)
  • 112-126 Trenerry Crescent - 289 dwellings (2032-2035)
  • Small sites - 6 dwellings
  • High level of in-centre development (34-388 dwellings per annum)
  • Low level of infill (5 dwellings per annum)
