Residential development

Residential development forecasts assume the number of dwellings in Northbridge will increase by an average of 15 dwellings per annum to 2,565 in 2036.

The addition of dwellings to the housing stock is a major driver of population growth in an area, providing opportunities for households to relocate from other areas or new households to form locally (such as young people leaving the family home or separations/divorces).

Residential development can take various forms depending on the availability of land. These include new housing estates on greenfield sites, subdivision in existing residential neighbourhoods (often called infill development), conversion of industrial lands to residential lands, and densification of housing by building up.

Dwelling counts for 2021 have been adjusted to reflect Census results. Assumptions concerning development over the forecast period include:

  • 54 Strathallen Avenue - 23 dwellings (2019-2030)
  • 147-151 Sailors Bay Road - 48 dwellings
  • 160 Sailors Bay Road - 30 dwellings (2015-2030)
  • 54 Strathallen Avenue - 23 dwellings (2019-2030)
  • 147-151 Sailors Bay Road - 48 dwellings
  • LEP Site 15 - (Sailors Bay Road/Eastern Valley Wy) - 16 dwellings (2023-2030)
  • LEP Site 14 - (58-78 Sailors Bay Rd) - 13 dwellings (2024-2030)
  • LEP Site 16 - (18-60 Eastern Valley Wy) - 96 dwellings (2025-2036)
  • LEP Site 17 - (7-31 Eastern Valley Wy) - 21 dwellings (2026-2029)
  • Low level of infill development (4-6 dwellings per annum)
  • Consideration is given to targets established by State Government for Local Government Areas within the Inner North Subregional Strategy.
