Residential development forecasts assume the number of dwellings in Heidelberg West - Bellfield will increase by an average of 75 dwellings per annum to 5,046 in 2041.

  • For the first 5-years, modelled dwelling additions are compared to and revised in accordance with what has actually occurred between 2016 and the date of the forecast, and approvals and construction which has commenced or is likely to commence over the next 2-3 years.
  • The period 5-10 years, modelled results are checked against Council strategies, known developments and key strategic sites and an analysis of potential supply.
  • Long term rates are checked against long-term strategies, regional demand and potential supply.
