CAD East

Residential development

Residential development forecasts assume the number of dwellings in CAD East will increase by an average of 123 dwellings per annum to 4,898 in 2041.

The addition of dwellings to the housing stock is a major driver of population growth in an area, providing opportunities for households to relocate from other areas or new households to form locally (such as young people leaving the family home or separations/divorces).

Residential development can take various forms depending on the availability of land. These include new housing estates on greenfield sites, subdivision in existing residential neighbourhoods (often called infill development), conversion of industrial lands to residential lands, and densification of housing by building up.

.id's forecasters worked with Council planners to understand the likely development activity in each small area. This forms the development assumptions for the forecasts. This table shows the quantity of new development assumed in each small area in CAD East. Select each small area to see detailed assumptions.

2017 dwelling additions are based on building approvals, lagged by 12-18 months. From 2016 onwards:

  • 203 North Terrace - 11 dwellings (2019)
  • Flinders Street and Tucker Street Apartments (254-260 Flinders Street) - 120 dwellings (2019)
  • 201-203 Pulteney Street - 152 dwellings (2019-2021)
  • East End Apartments (293-297 Pirie Street) - 151 dwellings (2020)
  • Queen Adelaide Club (7 Gawler Place) - 32 dwellings (2021)
  • 188 Grenfell Street - 90 dwellings (2021)
  • Realm Adelaide (21 Renaissance Arcade) - 320 dwellings (2021-2023)
  • Est Apartments (312-314 Wakefield St) - 20 dwellings (2022)
  • Adelaidean (11-27 Frome St) - 88 dwellings (2022)
  • Rymill Park Apartments (2-6 Hutt Street) - 38 dwellings (2023)
  • Monument Apartments (292-300 Rundle Street) - 74 dwellings (2023)
  • 124-130 Wakefield Street - 126 dwellings (2023-2024)
  • 30 Tucker St - 11 dwellings (2025)
  • 262-266 Pirie Street - 81 dwellings (2027)
  • High level of infill (80-110 dwellings per annum)

CAD East continues to see significant student apartment development, with major projects including Urbanest, dwell East Adelaide, GSA North Terrace, Y Suites on Waymouth, and the Switch on North Terrace all being developed over the period 2016-2026. These projects will have high vacancy rates starting in 2020 due to reduced inernational migration, and those vacancy rates are forecast to gradually return to normal over approximately five years. Construction of student housing is forecast to slow down over the forecast period.
