Residential development

Residential development forecasts assume the number of dwellings in North Richmond will increase by an average of 214 dwellings per annum to 12,503 in 2041.

The addition of dwellings to the housing stock is a major driver of population growth in an area, providing opportunities for households to relocate from other areas or new households to form locally (such as young people leaving the family home or separations/divorces).

Residential development can take various forms depending on the availability of land. These include new housing estates on greenfield sites, subdivision in existing residential neighbourhoods (often called infill development), conversion of industrial lands to residential lands, and densification of housing by building up.

  • 127 Bridge Road - 11 dwellings (2022)
  • 373-375 Bridge Road - 35 dwellings (2023)
  • Victoria Garden Mixed Use Development, River Boulevard - 426 dwellings (2023-2027)
  • 25-35 River Boulevard - 494 dwellings (2024-2028)
  • 53-65 Burnley Street - 411 dwellings (2025-2027)
  • Richmond Plaza redevelopment, 271 Bridge Road - 333 dwellings (2026-2030)
  • Future strategic development sites - 640 dwellings (2028-2038)
  • 42 Cameron Street - 12 dwellings (2031)
  • Small sites - 16 dwellings
  • High level of in-centre development (32-118 dwellings per annum)
  • Moderate level of infill (15 dwellings per annum)
