Marylands Precinct

Residential development

Residential development forecasts assume the number of dwellings in Marylands Precinct will increase by an average of 875 dwellings per annum to 17,515 in 2041.

The addition of dwellings to the housing stock is a major driver of population growth in an area, providing opportunities for households to relocate from other areas or new households to form locally (such as young people leaving the family home or separations/divorces).

Residential development can take various forms depending on the availability of land. These include new housing estates on greenfield sites, subdivision in existing residential neighbourhoods (often called infill development), conversion of industrial lands to residential lands, and densification of housing by building up.

This table shows the quantity of new development assumed in each small area in Camden Council. Select each small area to see detailed assumptions.

Development and infill assumptions:

2021 Dwelling Counts arebased on the Census.

From 2022 onwards, dwelling assumptions have been estimated based on a capacity analysis and Camden Council's own dwelling forecasts for the South West Growth Area Precincts.

The area is a significant greenfield release area, with growth opportunites aexpected after the forecast period

It is assumed that development will commence in 2023 and will include:

  • Lowes Creek Marylands (Marylands Part) - 4,064 dwellings
  • Pondicherry - 2,000 dwellings
  • South Creek West (Lowes Creek Part) - 11,436 dwellings
  • No infill development assumed as this is a future development area, with little to no current housing stock.
